PURPOSE OF POSITION:
MUST HAVE FOOD INDUSTRY EXPERIENCE TO BE CONSIDERED FOR THIS ROLE.
Provide senior leadership and technical knowledge required to ensure cost efficient and effective Facilities Management of all Facilities. Direct the Facilities and Maintenance functions through guidance of subordinate Corporate and Regional Management and outsourced contractors and vendors. Partner with Operations Senior Management to ensure teams are working together to achieve stated objectives. Participate as an active member of the following committees; Senior Operating Committee, Real Estate, Transportation Diesel Committee, Transportation Capital Planning and Safe Operations Committee.
1. Direct the maintenance, repair, improvement and renovation of all Facilities (60+ buildings). All projects must adhere to industry regulatory standards for building infrastructure design and environmental safety in compliance with all regulatory agency requirements. • Areas of responsibility include interior and exterior construction and remodeling projects, general maintenance and janitorial services, landscaping and snow removal, carpentry, painting and related services, electrical upgrades and repairs, plumbing, structural maintenance and repair, mechanical systems (Independent Refrigeration, HVAC, fire suppression), waste and storm water, special purpose and heavy equipment and industrial engineering, and all MHE. 2. Accountable for the continued training and development of management team towards achieving results while providing value and seamless support to corporate office facilities and operating distribution centers. 3. Develop operating procedures and protocols required to establish sound operating principals for the department. Manage all direct reports in accordance with these principals to provide overall leadership to the management team in support of department functions. 4. Collaborate with Corporate Construction and participate in engineering design reviews. 5. Select, negotiate and manage service and equipment vendor contracts that are cost efficient and provide timely service at a high level of quality and workmanship. Provide direction for all facility energy management improvements including contract negotiations and authorization for all utilities, fuels and contracting. 6. Develop and manage departmental operating budget including; appropriate allocation to payroll, expense for all functioning business units (i.e. refrigeration / electrical / MHE/ fleet / business services / residential / engineering / construction) and variable expenses and cost centers to support the operation. Collaborate with Finance Business Partners to ensure all transactions are accurately accounted for in the weekly P&L. 7. Ensure facility documentation, including design drawings, as-builds and specifications are up to date and accurate. 8. Provide leadership and direction for emergencies i.e. fires, catastrophic ammonia leaks, site containment issues, business interruptions including power emergencies, building systems failures, etc. Directs emergency preparedness services. Provide guidance and serve as a resource for the company’s Safety Committee and ensure all regulatory agency requirements related to environmental, health and safety are met. Act as liaison with all local, state and federal regulatory agencies to provide crisis management. 9. Act as point of contact for APA agreements including site inspections required for APA verbiage, Co-development of APA language and Co-development of Strategic Planning for warehouse and retail operations. 10. Provide leadership for sanitation programs throughout all warehouses.
POSITION QUALIFICATIONS:
1. Education (Minimum Needed): BS Engineering. Masters Preferred. 2. Experience (Minimum Needed): 10 -15 years of progressively responsible management positions in Facilities Maintenance and Management including a minimum of 5 years in a senior management role.
Specialized Knowledge Needed For Performance of Job: 1. Electrical/mechanical/site infrastructure, asset management, life safety, federal/state uniform building code, AIA Contract Development, Contract addendum development, High voltage power systems, including: primary/secondary power, distribution, infrastructure, ammonia enthalpy process, process safety management, process hazard analysis, risk management planning, PID (Management of change) and DEC (Department of Environmental Conservation). 2. Experience in construction or facilities management within a large complex environment, strong supervisory and communication skills. Must have experience in facilities management including housekeeping, electrical, plumbing, heating, ventilating and air conditioning. 3. Special Skills: Contract management, code enforcement agent interaction skills, knowledge and interface with government mandated regulations (i.e. FDA, NFPA, EPA, OSHA,…) Fluid Mechanics, Low Voltage Control Systems, FRICK Systems Operating Platform, Glycol Systems, including fruit ripening process, Level II certified HAZ-MAT incident commander, Code enforcement knowledge and interaction skills, Tier II, Sara-Title, Employee right to know act. 4. Other: CADD, OSHA Certification, Microsoft Office Applications, Microsoft Project a plus
